St. Johns County, FL. — Nothing Putt Fun & Games, a proposed indoor‑outdoor mini‑golf and entertainment venue, is poised to bring a new family‑friendly recreation option to St. Johns County. The project is moving through the county’s rezoning process, with a Board of County Commissioners hearing scheduled for Jan. 20, 2026 at 9:30 a.m.
Planned at 7250 U.S. 1 North on the east side of the highway, the site is currently zoned Commercial Neighborhood and sits just south of International Golf Parkway and Palencia. The proposed project features a one‑story, approximately 16,000‑square‑foot indoor entertainment facility which includes mini golf and arcade style games. The venue is paired with an approximately 22,000‑square‑foot outdoor miniature golf course. The outdoor course will be planted with Florida Native Vegetation and educational signage regarding the flora will be seen on each hole of the course. The concept includes two, 18‑hole miniature golf courses, arcade games (pinball, air hockey, etc), food trucks, televisions and a full “19th hole” bar designed to create a vibrant, social atmosphere for families, friends, and visitors.
Gulfstream Design Group, LLC submitted the rezoning request, seeking to transition the property from Commercial Neighborhood to Commercial Highway Tourist (CHT). The sole reason for this request is that an “entertainment facility,” the classification that applies to Nothing Putt Fun & Games, is not permitted under CN zoning. The applicant and Gulfstream Design Group, LLC are coordinating with Carter Environmental Services, Inc. and Humphries Consulting & Engineering, Inc. to obtain the St. Johns River Water Management District’s required Environmental Resource Permit.
“Nothing Putt Fun & Games is designed to be a destination that encourages in-person and social connections, active recreation, all hosted by a family run small business which will undoubtedly help generate local economic activity,” says Matt Lahti, P.E., President of Gulfstream Design Group. “We’re proud to help bring that vision to life. We lost the outdoor putt-putt course with the closure of the World Golf Village and I believe this area is an entertainment desert and is in dire need of a venue. As a father, I am extremely excited for the opportunity to have a new and energizing venue for children and adults of all ages to actively recreate in an indoor/outdoor environment.
Building on that vision, the project’s supporters say the concept fills a noticeable gap in the county’s recreational offerings and reflects a growing demand for family‑oriented activities. The team behind Nothing Putt Fun & Games believes the venue will not only restore a lost amenity but also introduce a fresh, modern take on a classic pastime.
“This idea was born out of numerous trips to putt-putt courses across America with my son,” says Barrett Tennant, Nothing Putt Fun & Games, LLC Project Applicant. “We decided St. Johns County, headquarters of the TPC and PGA Tour, is the best place possible to locate what we plan to be our family owned and operated small business. At the end of the day, this project is about having fun. We want people to laugh, play and make memories and we’re thrilled to bring that experience to the area.”
We encourage residents to share their perspectives with their elected commissioners and staff. Community feedback plays a vital role in shaping informed decisions and ensuring that local voices are part of the conversation as the project moves forward.
